Which country and loan type is this mortgage calculator for?
It is designed for U.S. conventional fixed-rate mortgages with a standard monthly amortization schedule. Its standard PMI and amortization assumptions do not cover FHA, VA, USDA, adjustable-rate, interest-only, balloon, lender-paid PMI or recast loans.
What does the monthly principal and interest estimate include?
It calculates only scheduled loan principal and interest from your home price, down payment, interest rate and term. Property tax, homeowners insurance, PMI and HOA are shown separately and are included only when you add or choose them.
Where does the property tax benchmark come from?
The optional state benchmark uses average effective property-tax rates for owner-occupied homes from Tax Foundation Facts & Figures 2026, Table 33, for calendar year 2024. It is a state-level estimate, not a county tax bill.
Why can my lender's payment be different?
Loan terms, taxes, insurance, PMI, escrow, assessments, credits and lender fees vary. This tool is for education and estimation, not a loan offer, approval or financial advice.
Do extra payments lower the scheduled monthly payment?
Extra principal payments can reduce the balance, total interest and projected payoff time. They do not change the scheduled payment or recast the loan in this estimate.
